Buying / Selling

Are you an agent trying to determine a value for a listing? Or are you a homeowner wanting to sell your home off market? I can provide a property valuation based on comparables sold and current market conditions so you have confidence your listing is offered for a fair but competitive price.

Divorce

Often divorce settlements include splitting of assets, including real property. I offer confidentiality and empathy as you move through the steps of a divorce. IRS / Tax Requirements

The IRS requires they be listed as an intended user and that specific language and their own definition of fair market value be included in every appraisal submitted to them for tax purposes. If you are gifting, claiming or inheriting a property, you may need an appraisal completed for the IRS. I've got you covered! Estate

Often times, a death in the family comes along with a lot of untangling of assets, along with the emotional toll. Professionals helping with this process will sometimes ask that you get an appraisal retrospective to the date of death of your loved one. I can provide a retrospective appraisal report to determine a value as of the date of death. Confirm Square Footage

When realtors are working to list and sell a property, there can be discrepancies between the MLS, assessor records and actual size of the property due to age, unreported additions and incorrect records. I can measure the property using ANSI (R) Standards of Measurement and sketching software to provide a sketch in PDF file with accurate exterior measurements. This same service can be offered to homeowners who have questions of their home's actual size or those wishing to list off market with accurate square footage totals.
