Meet Cari

In a field that can often be impersonal and sometimes cold, I strive to bring my human services background into my work by providing a level of understanding and compassion. I pride myself on timeliness, accuracy and attention to detail.

With a background of investigating child abuse and neglect cases, I have found some comfort
and simplicity in “investigating” the value of a home. I have primarily focused on contract work for
lending institutions, but I am shifting into private appraisal work including estate, tax/IRS, retrospective
date of death, divorce and pre-sale valuation appraisals.

I was born and raised in Massachusetts and moved to Colorado in 2001 after graduating from college
with my Bachelor’s Degree. I was introduced to the idea of becoming an appraiser in 2016, and after years of coursework, working and training with mentors and rigorous exams, I started Wink Appraisal in August of 2019 as a Certified Residential Real Estate Appraiser. My coverage area includes Louisville, Superior, Lafayette, Broomfield, Boulder, Erie, Longmont, Firestone, Frederick, Dacono, Arvada, Golden and surrounding areas. I live in Boulder County with my family and sweet Golden Retriever.

I have worked, lived, bought and sold several properties in the area for over 20 years. Colorado is my home and I know the area well. We enjoy exploring this beautiful state on foot, bike, skis, snowshoes and vehicle and spend as much time exploring the outdoors as possible. I enjoy running, skiing, Crossfit, campiing, exploring and hiking.

I would welcome the opportunity to help you with your real property valuation needs. Please don’t
hesitate to reach out with any questions you may have regarding scope of work, timeline and fees. I can
work with last-minute appraisal needs and keep my fees lower than most to remain fair and
competitive. I look forward to working with you soon!

Jeff 'Wink'

Wink Appraisal was named after my dad, Jeff.

Our last name, Wnek which is Polish in origin, is actually pronounced closer to 'Wink'.

Dad always inspired me to dig deeper and go farther, so it felt appropriate to name my business after him.

Jeff is still active and covering ground in North Carolina.

FAQ

FAQ

Q: I need an appraisal. What’s next?

A. We will schedule a phone call to answer questions about the property and discuss your needs,
the intended use and user of the report as well as the scope of work. We will then schedule an
appraisal observation of the property.

Q: How long will an appraisal observation (inspection) take?

A. Once an appraisal is scheduled, I will need to visit the property for interior and exterior photos
and measurements. I will ask about any updates that have been made to the property and
gauge the overall condition. This appointment takes approximately 30-60 minutes depending on
the size and condition of the property.

Q: When will my report be completed?

A: After the appraisal observation is completed, the final report is delivered to you via email within 3-4
business days.

Q: Can I use the appraisal for other uses?

A: No. The appraisal report has a specific intended user, intended use and scope of work. These change
with each appraisal assignment. The appraisal is to be used only for the intended use discussed. Any
changes would require a new assignment.

Q: How much does an appraisal cost?

A: The fee for an appraisal is different for each property. I have a base fee for non-complex, local
properties. Sometimes a property is complex due to location, size, quality or being unique. I offer the
most reasonable fee possible for each appraisal.

Q: How and when do I pay for my appraisal?

A: Payment is requested at the time of the appraisal observation and the report will not be provided
until payment is made. Venmo or Zelle is the preferred method of payment, or a cashier’s check (no
personal checks).
